One of Bangalore’s top developers, the Upkar Group has many projects currently in the pipeline
There are five residential layouts, covering more than 250 acres of land, currently being developed between Electronic city and Hosur: ‘Upkar Meadows’ is coming up in 40 acres at Electronic City near Tremis World School and New Biocon; ‘Upkar Spring Fields’ in 110 acres near Chandapura which is a 10-minute drive from Electronic City; ‘Upkar Green Fields’ in 80 acres off Hosur main road which is a 20-minute drive from Electronic City;‘Upkar Green Valley’ in 25 acres on the Nelamangala-Madhure Road enroute to Doddaballapura and ‘Upkar Solitaire’ in 15 acres in the heart of Attibele, off Hosur Road.
Its mega villa project ‘Upkar Royal Gardens’, spread over about 70 acres of land, is fully developed and almost sold out.
The upcoming mega apartment projects in Kengeri and Basapura, close to Electronic city, await their launch. The other upcoming projects are ‘Upkar Gardenia’, an integrated township off Hosur near TVS factory and ‘Upkar Spring Valley’, a 52-acre self-contained integrated township near the IT hub of Hosur. A 25-acre luxury apartment project in 36 acres in Basapura, being jointly developed with a reputed developer, is scheduled to be launched with 4.5 lakh sqft alloted for residential layouts, five lakh sqft for a commercial plaza. It also has around 3,000 apartments. Upkar developers have formed residential townships in all parts of Bangalore, aggregating to an area of more than 45 million sq ft. Their emphasis is on providing sites ranging from 600 sqft (20x30) to 10,000 sqft to all classes of people. The Group was established in 1974 when KH Khan began to develop quality housing layouts that lower income groups could afford and made it available to all classes.
Work on major residential layouts began from 1990 with the development of Upkar layout, Meenakshi layout and Kamakshi layout among others. The group has also ventured into commercial and retail development; major commercial and retail projects around seven lakh sqft were developed in and around ITPL.
Out of the goodwill of their existing customers, Upkar gets a booster of 30 to 35 per cent additional sales. There has always been a 35 per cent overall demand for villa plots, sites, land and community living in Bangalore and a majority is for areas in South Bangalore. Soon, there will be more demand for areas in the northern belt.
